What is a Priority Position Process?
We implement a Priority Position Process when the ANTICIPATED DEMAND for a new community IS STRONG.
With an enormous number of serious inquiries and a limited number of apartments, we use a selection system that is equitable for all who are interested. Priority Position Applicants are evaluated and if approved, are given a Priority Position Certificate which is valid until the Holder is invited to attend a tour and Opening Priority Selection Event (which is tentatively scheduled for ). The Opening Priority Selection Event allows Priority Position holders to choose from apartments available prior to the release to the general public and affords those early applicants the advantage of first unit selection and rent discounts as rents rise slightly as the event unfolds. OF COURSE RENTS ARE ALWAYS WITHIN AFFORDABLE LIMITS.

What is a Priority Position?
A Priority Position provides potential renters a sequentially issued place in line at the Opening Priority Selection Event. The sooner you begin the Priority Position Application, the better your chance of obtaining your ideal unit with the best location, views, pricing and incentives.

How Do You Secure a Priority Position?
You can secure a Priority Position by contacting one of our Leasing Specialists at 1-321-264-2017 and by completing a Leasing application. The cost of the application is $35.00 and the approval process is expected to take approximately 5 days. Once approval is obtained, you will be expected to tender a fully-refundable deposit in the amount of $300.00 by check, money order or cashier's check. A Priority Position Certificate will then be sent to you as confirmation of receipt of payment. If you pay by check, once the deposit is received in our offices, you will be sent a Priority Position Certificate as confirmation. This deposit is 100% refundable at any time and will be refunded automatically after the Opening Priority Selection Event.

What is a Priority Position Certificate?
The Priority Position Certificate states all Terms and Conditions associated with the Priority Position process and is your ticket to attend the Opening Priority Selection Event (tentatively scheduled for ). We strongly recommend that you print out your certificate and retain it for your records.

Can I pay by check?
Yes. We do accept personal checks, bank checks/cashier checks, and money orders. We must receive your check prior to issuing a Priority Position Certificate. A deposit made by check can be applied to your rent deposit should you decide to rent at the Opening Priority Selection Event. Contact our Leasing Specialists at 1-321-264-2017.

Can I apply my Priority Position deposit to my rent deposit if I decide to rent?
If you pay by check you can opt to apply your Priority Position deposit to your rent deposit when you sign your lease at the Opening Priority Selection event.

Is my Priority Position deposit refundable?
Yes. The Priority Position deposit is 100% refundable with a signed cancellation form that can be obtained from your Leasing Specialist.

What Happens After I Secure My Priority Position?
After you secure your Priority Position you will then begin receiving additional information via mail which will assist you in selecting your ideal apartment home. This will include a complete listing of offerings and scheduled services as they become available and you will receive periodic progress updates during construction on expected completion dates.
About one to six weeks prior to the Opening Priority Selection Event, you will receive a FedEx® packet notifying you of your pre-scheduled Opening Priority Selection appointment as well as comprehensive community information and instructions for the Opening Priority Selection Event.
At this time, you will be asked to RSVP for the Opening Priority Selection Event and any other events that are planned. IF YOU DO NOT RSVP YOU WILL LOSE YOUR POSITION IN LINE AT THE EVENT!

What Can I Expect At The Opening Priority Selection Event?
If you have RSVP'd to attend the Opening Priority Selection Event in person, you will need to arrive for your appointment no earlier than 30 minutes prior. At this time, you will be greeted at reception where your appointment time will be confirmed. When your name is called, you will then have four (4) to five (5) exclusive minutes (to be determined prior to the event) to choose the unit and floor plan that are best for you. After that window, you will have an additional non-exclusive twenty-five (25) to twenty-six (26) minutes to complete your selection.
Once your selection is made, a Lease will be prepared for your signature.
NOTE: Do not expect the Priority Position to be a normal leasing experience! We begin the event process shortly after closing on the land and we oftentimes don't have final pricing information (including brochures) until near the actual Opening Event Date. We do however release this information as soon as it becomes available and you will have all the information you need in time to make your selections at the Opening Priority Selection Event.

If my first choice is not available by the time it is my turn, what should I do?
We recommend that you come prepared with at least four (4) additional choices just in case this happens. If you still do not find a Unit or location that appeals to you we can place you on the event wait list or you can elect not to rent and receive a full refund of your deposit.

What if I absolutely cannot attend the event in person due to other commitments?
We allow position holders to participate electronically. You will be responsible for providing the Leasing Specialist with two (2) telephone numbers, fax and/or an e-mail address as contact information. Along with the contact information you will be required to provide the balance of the determined rent deposit (refundable) in the form of a cashier's check, money order or wire transfer a minimum of (7) days prior to the start of the Opening Priority Selection Event. You can also send a representative on your behalf.

What happens if I am late to my Priority Selection Event appointment?
If you are less than 30 minutes late to your appointment, you still have time to make a selection. If you miss your appointment by more than 30 minutes your position will be moved to the end of the line. If you feel that being late is a strong possibility, please contact a Leasing Specialist to arrange to make your selection electronically.

What happens if I still want to rent a unit but I am not ready to sign the lease at my appointment?
To maintain the integrity of the Opening Priority Selection Event, we cannot hold a unit without a signed lease agreement, deposit, and verification of approval status.

How much money will be required to sign a lease agreement at the event?
$300.00
If the lease terms are fulfilled the security deposit is refundable within 30 day of vacating.

No additional Priority Selection Events are anticipated or planned.
